A Glasgow lettings agency — one office, 80 properties, four people — plugged in our Reception and Sales agents on a Wednesday. The following Saturday a 09:14 enquiry about a Dennistoun flat became a viewing booked before the on-call agent had brushed their teeth.   • Friday afternoon a property goes on Rightmove. By Sunday night there are 50 enquiries in the shared inbox. By Monday at 9am there are 60. The team replies to the first 20 by lunchtime. The other 40 have already booked viewings with someone faster.
  • Saturday was even worse. Every enquiry that came in after 13:00 sat unanswered until Monday because the on-call mobile rang out — and people in the rental market don't wait 36 hours for a reply.
  • The "first 20" weren't even great replies. Standard 8 questions (deposit, council tax, pets, parking, available date, broadband, smoking, furnished) got copy-pasted half-right at 9:47am while the negotiator was also fielding inbound calls.
